Comfortable, 2-BR home, fully furnished, close to campus, hospital, & park

I prefer to rent to mature adults who I can feel assured will take care of my home and the furniture, most of which was made by my late husband. I would prefer not to have pets but would consider a small, well-behaved, non-shedding dog.

La Madera is...
a safe, family friendly neighborhood, centered on La Madera park, a small park used by neighborhood families. It has a wonderful playground, an exercise area for adults, and a basketball court. My house is a half-block from the park. La Madera neighborhood now has our own neighborhood association with a list-serve on Google Groups and Facebook and you’d be welcome to join.

This is a 1948 fully remodeled home with custom furniture, window settings, and doors. All outside doors have security screens; all the windows are insulated and have steel bars. Each room that does not have a door to the outside has a handle on the wall that opens the outside bars to allow egress in case of a fire. A new heat pump provides efficient heating and cooling. The floors are Italian ceramic tile throughout. There is a masonry wall around the side and back yards.

There are two bedrooms, one primary and one smaller, adjoining a shared bathroom, with another full bathroom in the hallway. The primary bedroom has a queen bed, two closets, and two dressers, with pull-out drawers built into the bed frame. The smaller bedroom has a full-sized bed with a dresser and armoire. The utility room has a washer and dryer, some tools and cleaning supplies. Both bathrooms are full bathrooms with a bathtub and shower. The shared bathroom has a large closet. You can see from the photos that all of the woodwork is custom.

The kitchen has all the usual appliances, including a refrigerator, gas stove, dishwasher, microwave, toaster oven, air fryer, toaster, food processer, and blender. They all work fine.

The dining area contains a table that easily seats 6 people. It adjoins the living room which has comfortable leather sofas, a recliner, and a large screen smart TV. If you play music, there’s a music stand and a keyboard.

The den is off the living room and can be used as an office or workout room. It can be closed off from the living room with the sliding, carved wooden doors. It contains a large desk with a monitor and electrical outlets, a sofa, rocking chair, and a large storage closet. There’s workout equipment (e.g., weights, resistance bands, foam roller Bosu ball, yoga mat) and a meditation pad and pillow. Those can stay or be removed, at your preference. The back wall of the den is glass with a door to the back patio. It is completely covered by an ornate steel security screen and door.

The covered back patio has a gas grill, a table, chairs, and glider.

There is another room that is my current office. It is not necessary to go through this room to get to any other part of the house. I would prefer to use this room to store my personal belongings so that I don’t have to move them to a storage facility. That room would be locked.

The house is 2.8 miles from UA and approximately 2 miles from Banner University Medical Center. Other major medical centers are Banner University Medicine North (2 miles), Tucson Medical Center (3.7 miles), St. Joseph’s Medical Center (6.8 miles), and Northwest Medical Center (9 miles). Shopping and restaurants are less than a mile away on Campbell Avenue.

The backyard isn’t much but it’s large and doesn’t need any care. A landscaping/yard crew comes once a month to clean and take care of the yard and outside plants.

And I have the nicest neighbors you could ask for.
