House Rules -Single Occupancy per Room – No subleasing or room sharing allowed. -Guests – Max 3 nights per visit, 15 nights per year. Longer stays require written approval. -Quiet Hours – 10:00 PM to 8:00 AM daily. -Shared Area Cleanliness – Always clean up after using the kitchen, bathroom, and laundry. -No Indoor Smoking – Smoking is allowed outdoors at least 25 ft away from all entrances/windows. -Pets – Not allowed unless approved. Unauthorized pets incur a $500 fine. -Wi-Fi Use – For tenants only. Passwords should not be shared with guests. -Laundry Etiquette – Remove laundry within 30 minutes of cycle completion. Clean the lint trap each time. -Trash & Recycling – All tenants help with trash disposal and scheduled pickup days. -Common Areas – Must be kept clean and free of personal clutter. - Security Systems – May be installed in shared spaces. Tampering is prohibited. -Tenant Conduct – No harassment, illegal activity, or disruptive behavior allowed.
Rent & Fees -Rent Due: On the 1st of each month. Late after the 2nd = $45 fee. -Utilities: Not included. Split among tenants. Estimated $60–$170/month per person. -Lease Term: Minimum 6 months. Month-to-month available with a $50/month increase. -Move-In Charges: First month’s rent, security deposit, $75 admin fee, and $12 monthly Avenir service fee. -Move-Out Cleaning Fee: $75 for common areas, deducted from deposit. -Furnishings: Rooms are unfurnished. Optional furniture available starting at $100 upon request. -Maintenance Calls: $75 per visit unless caused by landlord-responsible issues. Shared if applicable to common areas. -Early Termination: Subject to one-month rent fee unless tenant finds a qualified replacement. - Access Policy: Management may enter common areas anytime.
